What We Inspect

Epilogue Inspections offers a detailed visual inspection of your property which exceeds industry standards. Along with a general overview of the property’s systems and structures, we provide specific recommendations to fully inform your decision.

Site & Grounds

Includes the building perimeter, land grade, and water drainage directly adjacent to the foundation; trees and vegetation that adversely affect the structure; walks, steps, driveways, patios, and retaining walls. 

Building Exterior

Includes visible wall coverings, trim, protective coatings and sealants, windows and doors, attached porches, decks, steps, balconies, handrails, guardrails, carports, eaves, soffits, fascias, and exterior portions of chimneys.

Roof

Includes the roof covering materials, gutters and downspout systems, visible flashings, roof vents, skylights, any other roof penetrations, and any portions of the chimneys and flues visible from the exterior.

Structure

Includes visible foundation, floor framing, roof framing and decking, support substructure and superstructure components, stairs, ventilation, and exposed concrete slabs in garages and habitable areas.

Garage

Includes attached garage and carport framing, siding, roof, doors, windows, and installed electrical and mechanical systems pertaining to the operation of the home.

Interior

The inspection of the interior includes those walls, ceilings, floors, windows, doors, steps, stairways, balconies, and railings which are visible without disturbing anything.

Plumbing

Includes visible water supply lines, visible waste/soil and vent lines, fixtures and faucets, domestic hot water systems, and fuel sources.

Electrical

Includes the service drop through the main panel, sub-panels/feeders, branch circuits, connected devices, and lighting fixtures.

HVAC

Includes the fuel source, heating equipment, heating distribution, operating controls, flue pipes, chimneys, venting, and auxiliary heating units.

Insulation & Ventilation

Includes insulation and ventilation in viewable unfinished attics and sub-grade areas as well as the installed mechanical ventilation systems.

Fireplaces & Stoves

The inspection of fireplaces and stoves includes solid fuel (wood, pellet, etc.) and gas fireplaces and stoves, dampers, fireboxes, and hearths.

Built-In Kitchen Appliances

Includes basic function of refrigerator, dishwasher, range, cooktop, oven, trash compactor, garbage disposal, vent or range hood, and installed microwave ovens.
